Choosing a mortgage may be your most important financial commitment. We will offer advice and a recommendation as to which mortgage is suitable for you. When giving advice, we will take care to help you select a mortgage to fit your needs by asking for relevant information about your circumstances and objectives. Our advice will also depend on your particular requirements and on the market conditions at the time. You may submit your request for a free illustration by using the appropriate Enquiry Form on our website via a secure connection or you may prefer to contact us in person by telephone, fax or email. The Enquiry forms have been designed to provide substantive detailed information for us to ensure your requirements are met. If we cannot arrange a facility that you want or we believe that what we can offer will be of no benefit to you, we will tell you to avoid you and us wasting our time. We will first agree the basis on which we will be instructed. We can arrange a specific lenders product you request without advice from us but we are normally asked to advise and recommend products by researching the whole market. Once we have identified your requirements, we will prepare one or more detailed illustrations for you to select and approve before you formally instruct us. Some products attract an arrangement fee which is only payable if we succeed in arranging the facility you require. Details of all fees will be included in each illustration. Our flexible and transparent fee policy is scaled according to the type of facility and volume of business we are instructed to arrange. We will agree this with you at the outset. In some instances we may be able to reduce or even waive the fee, for example if there is to be a continuous flow of business of an acceptable level.
